PROS: You get an established business name, identity, reputation, financial history, possibly a great location, equipment, inventory, suppliers, employees and customers. It could be a turn key operation. We have helped many entrepreneurs find, negotiate and buy such a business. One client was a long term employee of a San Jose, CA restaurant. On September 21st, 2006, she became the owner, grossing over $3,000 that day. One day an employee; the next day the owner CONS: If you don't have another set of "eyes" looking out for you, you may buy a "pig-in-a-poke" or a business with bad financials, bad reputation, old and defective equipment, or a bad lease, or not really having the customers the seller first told you about. Business persons have called me (after they bought a business on their own) to help them out of a bad lease, or re-negotiate an onerous seller-carry-back financing. By that time it is almost to late for me to help them. I have to refer them to an attorney for dispute resolution or suing the seller or the landlord. One such client bought a shoe store on a faulty contract. The seller kept the lease and tried to evict them after the buyers could not pay the accelerated payments hidden in the contract. Having us (DBC and me) represent you in buying a business is usually free to you; because in most cases the listing agent through the seller pays our commission. But we represent YOU, not the seller. Using me, a CA licensed Real Estate Agent, could save you untold headaches, legal problems and MONEY! Call (408) 268-8508, x120 or email dbonilla@dbccommercial.com
